GBI Case Study In KOMTAR in Penang.
Today is hyper urbanization in Malaysia. People mitigate to urban city to get the job and get better life. Kuala Lumpur and Wilayah Persekutuan with 100 per cent level in urbanisation. The other states with high level in urbanisation were Selangor and Penang with 91.4 percent and 90.8 per cent respectively (Refer figure 1).
The material such as glasses used for the building façade actually give the uncomfortable to the consumer for that building. It causes of increasing the air conditioning in the building. Glass material gives maximize solar radiation to the building and also the glare (Refer Figure 2). Actually to get the green and sustainable buildings, the building must to save energy, resources, recycle the materials and minimise the emissions of the toxic substances. It also should harmonise with the local climate, traditional, culture and the surrounding environment and able to sustain and improve the quality of human life with maintaining the capacity of the ecosystem at local and global levels. Malaysia used GBI as indicator to classify the building as a green. GBI rating such as 50 to 65 point classify as GBI certificate. The building clasisify as GBI silver much get the point 66 to 75. Then for GBI Gold it must to achieve the point in range 76 to 85. The higher level is GBI Platinum in range 86 to 100. Project task that given to Associate Prof Madya Syarifah Fairus and her team to improve the GBI score of the KOMTAR Tower to certified as GBI rating Platinum (86 to 100 points). The achievement to be the GBI Platinum rating must fulfil six criteria as below:
1) Energy Efficiency
2) Indoor Environment
3) Quality Sustainable
4) Site Planning and management
5) Material and Resource Water
6) Efficiency Innovation
The Challenges to improve the KOMTAR as platinum level is much to respect the architecture and his design. It means any drastic modification would change this building concept and design should avoid. The example to get the point for criteria Energy Efficiency. The saving of the electrical for KOMTAR's building, they suggest to create the lighting zoning. Now in KOMTAR, if switch on one switch so all the artificial lighting on. However when create the lighting zoning, it is individual lighting, when switch on one zoning only that zoning is lighting on. Sensor also provides to detect in this building. Automatically the light switch off when people not in. So it get three points for this proposed. It very costly to get the KOMTAR as GBI in Gold Platinum. The total value materials for this project is RM88,000,000.00
